The classic rental scam
A beautiful room at a low price is "only available today". The "landlord" is overseas and asks for a deposit to "secure" it. Once you pay, they vanish. Never pay a deposit for a room you haven't viewed, and never pay someone who can't show they own or manage the property.
Before you pay anything
- View the room in person and meet the landlord or current tenants.
- Ask for a written lease. Under the Rental Housing Act, you're entitled to one.
- Agree in writing what's included: water, electricity, Wi-Fi and parking.
- Get a receipt for the deposit. It must be kept in an interest-bearing account.
Fair deposit rules
Deposits are usually one to two months' rent. When you move out, the landlord must refund it with interest, minus any reasonable repair costs, after a joint inspection.
